Booking terms
and conditions.

These terms govern your stay at Casa Pasquini, Via Pasquini 2, Florence. By booking you accept them. Please read them: they exist to prevent misunderstandings, and they are written to be clear in both directions.
1. Who we are
Casa Pasquini is a holiday apartment at Via Pasquini 2, 50127 Florence (FI), Italy. The operator of the property is your contractual counterpart.

2. Booking and confirmation
Your booking is complete once the payment is authorised and you receive our confirmation email. Until then, the dates are not held for you.
We ask for your first and last name, email, phone, address and the number of guests, adults and children separately. These are necessary: without them we cannot confirm the stay or meet our reporting obligations to the authorities.
You must be at least 18 to book, and you are responsible for the whole party.
3. Prices and payment
The total shown before you confirm includes the stay, the final cleaning and any surcharge for additional guests. There are no hidden costs: what you read is what you pay, with the single exception of the city tourist tax described in section 4.
Payment is taken in full at the time of booking, by credit or debit card. The transaction is handled by Stripe over an encrypted connection: your card details never pass through our systems and are not stored by us.
Prices are in euro and include all applicable taxes.
4. City tourist tax
The City of Florence tourist tax is not included in the price and is not collected online.
It is €6 per person per night, for a maximum of 7 consecutive nights. Children under 12 are exempt, along with the other cases set out in the municipal regulation.
It is paid in cash on arrival and you are given a receipt. If the booking is cancelled, the tax is not due.
5. Cancellation and refunds
Days are counted from the check-in date. Refunds are issued to the same card used for the booking and may take a few working days to appear on your statement.
Early departure does not entitle you to a refund for unused nights.
Right of withdrawal. Under Article 16(l) of Directive 2011/83/EU, as implemented in Italy by Article 59 of the Consumer Code, the 14-day right of withdrawal for distance contracts does not apply to accommodation services provided for a specific date. The cancellation terms above apply instead.
6. Changes to your booking
You can ask us to move your dates: we will do what we can, but it depends on availability and on any rate difference for the new period. If we cannot accommodate you, the cancellation terms in section 5 apply.
7. Arrival and departure
Check-in from 3:00 pm, letting yourself in with the keypad: a few days before arrival you receive the code and directions to the apartment and the car park. Check-out by 10:00 am.
Different times are sometimes possible if the calendar allows: ask us in advance, we cannot promise them.
Italian law requires us to report the details of every guest to the police within 24 hours of arrival. We will therefore ask for a valid identity document for each person, children included. Without documents we cannot allow the stay.
8. Number of guests
The apartment sleeps up to 6 people. The number given when booking must match the number actually staying: unregistered guests are not allowed, not even for one night.
If your party is larger than declared on arrival, we may ask for the surcharge due or, if it exceeds the maximum capacity, refuse access without a refund.
9. House rules
- No smoking anywhere, balconies included. Any deep cleaning needed to remove smoke odour will be charged.
- No pets, with the exception of guide dogs and assistance animals as provided by law.
- No parties or events, and no visitors beyond the registered guests.
- Quiet hours from 10:00 pm to 8:00 am. The apartment is in a residential building: please be considerate of the neighbours.
- Private parking includes one reserved space. Ask in advance if you need something different.
- Please leave the apartment in reasonable condition: we do the final cleaning, but please sort the rubbish and wash the dishes.
10. Damage and liability
You are responsible for any damage caused by you or your party to the apartment, its contents and the common areas. If something happens, even by accident, tell us straight away: a reported fault gets fixed, a hidden one becomes a problem.
We are not liable for personal belongings left unattended in the apartment or the car park, nor for disruptions outside our control, such as interruptions to electricity, water or internet by the utility providers.
We ask you to treat the house as you would your own. So far, everyone has.
11. Lost property
We keep items left behind for 30 days. We can post them to you at your expense if you write to us within that period.
12. Force majeure
If for reasons beyond our control — natural events, orders from the authorities, serious faults making the apartment uninhabitable — we cannot host you, we will refund everything you have paid in full. That refund discharges our obligations: no further compensation is due.
13. Complaints and disputes
If something is wrong, the fastest way to fix it is to tell us during your stay: almost everything can be sorted on the spot, while after departure there is often nothing left to be done.
For disputes we cannot settle between us, the European Commission provides an online dispute resolution platform at ec.europa.eu/consumers/odr.
This relationship is governed by Italian law. Consumers retain the right to bring proceedings in the courts of their place of residence or domicile.
14. Your data
The data you give us is processed as described in our privacy notice, which forms part of these terms.
15. Changes
These terms may be updated. The version that applies to your booking is the one in force when you made it, which is linked to you at confirmation.
